Upon selection of your apartment we will send through due diligence documentation for your review. Upon review of the due diligence documentation, we will prepare your contract and you will select your payment plan and pay the applicable deposit for your apartment. Your apartment is not secured until your contract is signed and your deposit paid.
Yes, we will send all the contracts to you via DocuSign for you to review. Once you are happy to proceed, follow the steps on DocuSign and return it to us. You will then receive your deposit invoice along with payment instructions. Then we will proceed to notarize each document and then send back to you copies for your records.

When entering into agreements to lease a property, a notary is required to prepare and officiate the documents. Importantly, notaries are impartial witnesses; therefore, they are not permitted to provide legal advice during a transaction. Their role is to prepare, witness, authenticate, and register legal agreements in line with Indonesian law.
As mentioned above, a notary’s role is to officiate legal documents. When leasing a property, they are not obliged to undertake due diligence on your behalf aside from checking the current ownership of the property.
We recommend that you conduct due diligence prior to entering into binding agreements to lease property in Indonesia for the long term. By engaging with a legal consultant to undertake checks on the property, you can uncover and resolve any potential issues before making commitments. They can also explain the process to you, answer any questions, and provide translation services. Typical due diligence checks include checking whether there are any zoning restrictions, unpaid land taxes, or access issues with the property.

With all of our apartments, we offer a Leasehold agreement / Strata (Freehold). We have very simple and flexible lease agreements that make it easy for foreigners to own an apartment without the need to set up a company or apply for work permits.
The Leasehold agreement aligns with the company certificate title and the HGB (Hak Guna Bangunan, or HGB, the right to build and to own a building). The HGB initial period is 30 years, extendable to another 20 plus 30 years, and then the company will apply for a new HGB. After this, the cycle repeats again (30 + 20 + 30 years).
Mainly asset maintenance fees, this is to maintain the shared residence facilities.
No specific visa is required to sign the agreement. If you choose to stay for a longer period, there are multiple visa options that you can apply for.
Not necessarily. There are different ways for acquiring Kitas: through a PT PMA company, as a retiree over 55 years old, as a digital nomad, as working Kitas sponsored by a company, or as student Kitas.
If you are looking to rent out your apartment short term in the holiday rental pool, we will have a management company for you to use. This will be to ensure all guests receive the same five star treatment across the board. We want all apartment owners and guests to benefit from the high level of service our team will provide.
If you want to rent your apartment out to long term occupants, you are free to manage this yourself, or have an outside manager. We can also assist if need be.
Atrium will charge 20% commission of the total revenue.
No. As a foreigner, you are allowed to sign a leasehold agreement without owning a company. If you own a PMA company, there is also the option of signing the agreement using your PMA.
No, the company can transfer payments anywhere in the world.

Lombok is an island situated in the West Nusa Tenggara province of Indonesia. It is one of the most beautiful islands in the region, which only adds to its attraction for people from both within and outside Indonesia.

Indonesia introduced the Special Economic Zone model in 2000. In the past, there was only one Free Trade Zone (FTZ) across the whole country, located in Batam, which is close to Singapore. Through this, Lombok now receives numerous SEZ incentives, including tax and non-tax benefits. For investments exceeding US$1.2 million, SEZs offer tax breaks up to 50%, lasting for five years. This tax break can be further extended for 20 years.
